An earlier J Coote & Son job: the tired rear addition was taken out and replaced with a full-width garden room — flat roof with a large glazed lantern, two banks of bi-folds, white render and a new sandstone terrace.
This one goes back to the J Coote & Son days, and it is a good example of the way the family has always worked: strip out what is not worth keeping, get the substructure right, then build something that looks like it was always part of the house.
The existing rear addition was broken out back to solid ground. New foundations went in with a brick plinth, blockwork skins and piers set out to carry the wide door openings, then the flat roof deck was formed with a blockwork parapet and the new structure tied into the original roof line.
Finished in white render to match the house, with anthracite bi-folds either side of a rendered pier, a large glazed lantern over the middle of the room and an Indian sandstone patio laid across the full width of the garden elevation.
The old lean-to and its slab came out first — breaker work by hand around the house, the bulk cleared with a mini digger, and the original opening propped and made safe before anything else started.
Working tight to an occupied house means muck away as you go and a site that is left safe every night, not a spoil heap by the back door.
New footings were poured and brought up in blockwork with a red brick plinth course, DPC and a membrane laid across the oversite ready for the slab.
The piers between the door openings were set out at foundation level, so the bi-fold openings landed exactly where the joinery needed them rather than being cut about later.
The roof was decked out in boarding with a blockwork parapet run around it and a timber wall plate bedded ready for the covering and the lantern kerb.
The junction with the original roof was cut back, trussed and re-tiled so the new flat roof runs cleanly under the existing pitch with no awkward step or bodged flashing.
Rendered white to match the house, with anthracite bi-folds to both bays and a large glazed lantern that drops light into the centre of the room where the old addition was always dark.
An Indian sandstone patio runs the full width of the elevation, level with the door thresholds so the room opens straight out onto it.
